REQUEST FOR PROPOSALS
CITY OF AUSTIN DEPARTMENT OF AVIATION
AUSTIN-BERGSTROM INTERNATIONAL AIRPORT
COMMERCIAL RETAIL DEVELOPMENT

Commercial Retail Site

The City of Austin owns and operates Austin-Bergstrom International Airport (ABIA), a medium hub commercial airport in Austin, Texas. The City's Department of Aviation is seeking proposals from experienced persons to develop, build, and operate a retail commercial center at the Airport.

This Request for Proposals (RFP) is intended to solicit proposals from developers and development teams to develop a tract of land up to thirteen (13) acres of land at the Airport at the site shown on the left for commercial retail uses. The proposals will be used by the City to identify qualified Proposers for further consideration and interviews. Ultimately, it is the intention of the City to select a developer or development team from the Proposers to enter into lease negotiations for the Retail Tract. Because the Retail Tract is located on the Airport and therefore subject to Federal laws, rules and regulations applicable to airports, the City will only consider lease proposals. Any response that proposes a sale of the Retail Tract will be deemed non-responsive and rejected. The lease must be approved by the Austin City Council.
North Retail Sites

In issuing this RFP, the Department of Aviation has two primary goals: First, to increase non-airline revenue by generating rental income from under-utilized land, and second, to improve the products and services available to our customers, employees, and other users of the Airport.

Notwithstanding anything in the RFP to the contrary, the City reserves the right to reject any or all Proposals.

Prospective proposers shall be responsible for examination and understanding of the terms of this RFP, including all exhibits and attachments thereto, and shall judge for themselves the RFP Airport retail center dcp 030209 1 circumstances and conditions affecting its Proposal. Failure to make such examination and to investigate thoroughly shall not be grounds for any claim that RFP conditions and terms were not understood. All Proposals and supplementary documents and material submitted shall become the property of the City upon receipt.
